Chimney restoration specialist with over 25 yrs. of experience.  Chimney should be inspected and cleaned every year or so.  Water gets in the cracks and causes the chimney to deteriorate.  Chimney liners are commonly used in older chimneys where there is no liner or the chimney is suffering from cracks in the liner itself.  This can cause carbon monoxide leaks which are very dangerous.  Water problems related to chimneys are most common in older chimneys and the repair process commonly involves grinding out the old mortar and re pointing the chimney.  Water proofing your chimney every few years extends the life of your fireplace and protects from cracking and leaking into the house which can cause mold problems.  Another common problem is decaying flashing which if left untreated can allow water into your house and chimney.  Chimney caps come in three different types, stainless steel caps which cover the whole chimney top or single caps which cover just the flues themselves,  second type is a stone cap with brick or stone piers supporting it. Finally there is the preformed cement cap which is usually supported by some type of piers.  The benefits of placing a full cap upon your chimney are many including keeping animals out and water from entering your flues. It also protects the top of your chimney from damage associated with cracking and water damage.
